  • Cash Flow Possibilities-  We identify and research property that can provide positive cashflow with as little down as possible.  Typically, our models are based on 10% down.  As property along the coastlines continue to appreciate, this practice becomes much more difficult. 
  • Appreciation-  All areas are different and appreciation will vary year by year.  Over the past fifty years property values have averaged 7% per year.  We concentrate on high-growth areas that offer something special in terms of location and product.  There are no guarantees but we try to secure property in high appreciating areas.
  • Tax Benefits-  Owning real estate offers many types of tax benefits such as depreciation.  We recommend you consult with your accountant to find out ways in which investment property will effect your own situation. 
  • Proven Exit Strategies- Coastal Investment Network, LLC offers a Formula of Success that does not focus on "flipping" properties.  We believe to achieve true wealth, you must buy and hold property for a specified number of years.  We do however have relationships within our markets, whether it be our own office or realtor referral partners where our investors benefit from lower real estate fees when they do sell their property. 
  • "Target" Marketing-  This is simply identifying a group of people that share specific needs and wants that can be fulfilled by a service.  This is what we do!  We don't claim to be experts in everything, but we can claim to have achieve great success in helping our clients identify inventory with our "Target" market, that is the Coastalines of the Southeastern U.S..  To best accomplish this mission, we have to answer the question of "what's in it for me?"  What we mean by this is, if the opportunities we market are good enough for our investors, then they are good enough for us.  In most cases, Coastal Investment Network,LLC principles purchase in the same properties we market.
  • Bulk Purchasing-  Through our network members and partners, we have the ability to negotiate opportunities with developers and builders that are "Exclusive" to Coastal Investment Network,LLC.  This is made simple by assuring our builders and developers with whom we've formed relationships, , that we can purchase multiple units based on the power of our group and partners.  By doing so, we have the ability in most cases to secure the lowest possible pricing, premium homesites and special incentives.
  • Preconstruction ValueWhy Resort Condominium Preconstrucion?-  This offers the opportunity to buy condos as quickly as they are approved for release.  Developers like to pre-sell 75% of the units due to requirements that may be set by their lender for a construction loan.  This is a critical period because the longer it takes to sell the more carrying costs and interest the developer pays.  Momentum is everthing.  There profit typically lies in the remaining 25% of the units thus they are willing to lower their margins early on during the pre-sell.  This pre-construction discount is a win-win situation for both developers and savvy investors.  Resource:  Grand Strand New Home Guide/Fall 2006
  • Property Management-  Most of our opportunties benefit from reduced property management fees.  Again, because of our location to most of our properties, we partner with Seashore Property Management to offer the best service and rates available in the areas.
